Alternatives to Living On Campus for Georgia Tech Students: Where to Live in Midtown Atlanta

With on-campus housing restricted to Georgia Tech residence halls and Greek houses, many students choose to live in off-campus locations within Midtown. Having so many options available can make it difficult to even know where to start.

At Rambler Atlanta, we understand the complexity of the housing search. To help you in streamlining your choices, we’ve compiled this guide outlining the most common types of off-campus housing for Georgia Tech students.

The most popular areas to live off-campus near Georgia Tech are:

East Midtown

East Midtown boasts a variety of housing choices conveniently situated just steps from campus. East of Georgia Tech’s campus, this neighborhood offers a lively nightlife and diverse dining options—fulfilling every requirement for an ideal urban lifestyle for students.

Student Apartments

The most common type of off-campus housing for Georgia Tech students are purpose-built student apartments situated in East Midtown.

Crafted with the specific needs of college students in mind, these properties are conveniently located near campus. Students have the option to lease fully furnished apartments, ranging from studios to 6×6 configurations.

These student-centric properties typically offer individual leases, also referred to as “by-the-bed leases,” ensuring that each tenant is responsible solely for their rent, bedroom, bathroom and any shared common spaces. Lease terms generally extend from early August to late July.

Living in complexes tailored for students comes with the added benefit of new and luxurious amenities. Anticipate trendy, state-of-the-art facilities such as rooftop pool decks, fitness centers, study areas, yoga studios and on-site coffee shops when you lease at one of these modern properties.

The rental rates for these apartments vary based on factors like location, amenities, chosen floor plans and other related considerations. Monthly rental rates typically range from $1,200 to $2,500 per person.

Traditional Apartments

Another type of off-campus housing in East Midtown available to students is traditional apartments. As the name suggests, traditional apartments in the Midtown area are open to all residents, not exclusively students.

These apartments cater to the general population rather than solely Georgia Tech students, so  they are typically situated farther from campus and may offer fewer amenities.

Unlike purpose-built student housing, traditional apartments commonly provide traditional leases instead of individual leases. In this arrangement, all occupants share equal responsibility for any damages within the apartment. The rental rate covers the entire apartment, rather than being individually charged to each roommate. Typically, one roommate assumes the responsibility of collecting rent from all other roommates and submits the total payment to the landlord each month.

Given the diverse array of traditional apartments in East Midtown, prices can vary significantly based on factors like location, construction or last update year, apartment size and available amenities. Rental rates can range anywhere from $700 to over $2,500 per person, per month.

Home Park

Another popular option for Georgia Tech students is Home Park, where you’ll find traditional houses available for student rental. Situated north of Georgia Tech between campus and Atlantic Station, Home Park offers a unique residential experience.

Renting a house in Home Park is more common among upperclassmen and graduate students due to the slightly more complex process. These properties are not specifically designed for students and are typically located farther from campus. Additionally, they are unfurnished and lack many amenities.

Leases for houses in Home Park are year-long and follow a traditional format. In this arrangement, you and your roommates are responsible for splitting and collecting rent each month and all occupants share equal liability for any damages to the property.

Due to the absence of amenities, furniture and the greater distance from campus, rental costs are on the lower end of the spectrum, ranging from approximately $800 to $1000 per person per month.

West Midtown

Just beyond west campus along Northside Drive, West Midtown offers new student apartments and traditional residential options accessible to students. While these locations are close to buildings on west campus, such as the Campus Recreational Center and Stamps, they are a bit of a commute to main campus buildings, especially those in east campus and Tech Square.

Due to the distance from main campus and east campus, the pricing for both student apartment complexes and traditional apartment complexes tends to be slightly lower than those in East Midtown. Monthly rental rates in these areas can range from around $800 to $1,900.
